Tours and Visits

We'd love to show you around! You can schedule a tour directly on our website, or call us at (833) 414-0270. Our leasing office is open Monday through Friday, 9 am to 6 pm, and Saturday and Sunday, 10 am to 5 pm. Prefer to look first from home? You can take a virtual tour through the luxury amenities and various floorplans to get a feel for our community before your visit.

Application and Leasing

Applying to our apartments in Portland, OR, is simple. Head to our floor plans page to find your preferred layout, check availability, and follow the prompts through the online leasing portal to complete your application. Prefer to apply in person? Stop by the leasing office and we'll walk you through a paper application. Our contact page has everything you need to get in touch.

You’ll need a valid government-issued photo ID and proof of income, such as recent pay stubs, tax returns, or an offer letter. Additional documentation may be requested during screening. Contact the leasing office to confirm the complete list before you apply.

Applicants must show a gross monthly income of at least 2.5 to 3 times the monthly rent. Contact the leasing office for specific qualification criteria.

Lease terms range from 12 to 18 months, subject to availability. Contact the leasing office for the most accurate information at the time.

Short-term lease options may be available. If you’re interested in staying for a shorter period, please reach out to the leasing team directly for current availability.

Subleasing is not permitted at this time. Contact the leasing office if you have questions about your lease options.

Yes, renter's insurance is required with a minimum of $100,000 in liability coverage. This is for the security of all parties involved.

We're so glad you're staying! Our team will reach out before your lease expires to discuss your renewal options. You're also welcome to get the process started early by logging in through your resident portal or stopping by the office.

The Olivia is a market-rate community and does not offer income-restricted or subsidized affordable housing at this time. Contact the leasing office for information on current specials and pricing.

Move-In and Move-Out Support

Yes. There is a $47.95 application fee per applicant, due at the time of application, as well as a refundable security deposit of $400 due at move-in. Deposit amounts may vary based on your specific unit and screening results.

Our on-site team is happy to work with you to make moving day as smooth as possible! Reach out ahead of your move-in date to coordinate elevator scheduling, key access, and anything else you need for a smooth start in your new home.

We want you to feel right at home! Minor decorating is generally permitted, however permanent modifications such as painting, drilling, or structural changes may require prior written approval from management. Check your lease agreement or contact the leasing office for specifics.

We understand that life happens! Early lease termination requires 1.5 times the monthly rent, 30 days' written notice, and concession paybacks may apply. Reach out to the leasing office, and the team will walk you through your options.

We’re sad to see you go, but wish you well in your next chapter! Note that a minimum of 30 days' written notice is required before your intended move-out date.

When it's time to move on, here's what to expect:

  • Provide written notice at least 30 days before your move-out date

  • Return all keys and access devices

  • Ensure the apartment is clean and in good condition

  • Schedule a move-out walkthrough with the management team

Any charges for damages beyond normal wear and tear will be deducted from your security deposit.

Security deposit refunds are processed in accordance with Oregon state law, which requires the refund or an itemized statement of deductions to be transferred within 31 days of your move-out date. We appreciate your patience and understanding.

Fees and Payments

The standard refundable security deposit is $400, due at move-in. Additional deposit amounts may vary based on your unit and screening results.

Utilities are not included in rent; this gives you more control and flexibility over your own usage and billing. Residents are responsible for setting up service with Portland General Electric.

Astound is The Olivia’s provider of choice. Residents also enjoy complimentary Wi-Fi access, just one of the many perks to living in our community.

Rent is due on the 1st of every month. You can pay online through your resident portal via ACH, credit, or debit card. You can also go to the leasing office, which also accepts checks, cashier's checks, or money orders.

Optional and additional fees include:

  • Storage units: $37.50 to $250/month, depending on size

  • Covered parking: fees vary by type (see parking question below)

  • Late fee: $150 for rent paid after the due date

  • Deposit Replacement Program: available as an alternative to the standard security deposit. The amounts may vary,

  • Single space: $235/month

  • Tandem space: $390/month

  • EV space: $290/month

We want your guests to feel welcome! Please note that guests may stay a maximum of 21 days per calendar year. For longer visits, consult with our leasing team to discuss your options.

Yes! EV parking spaces are available at $295/month. There is also one all-use EV charging station available on a pay-as-you-go basis for added convenience.

Maintenance and Requests

We are here to help with any maintenance needs! The easiest way is to submit a request through your resident portal, available 24/7. For urgent or emergency issues, contact the leasing office directly by phone.

Emergency maintenance requests are addressed as quickly as possible, typically within 24 hours. Non-emergency requests are generally handled within a few business days, depending on the nature of the issue. You'll receive updates along the way through your resident portal.

Pets

Yes! The Olivia is a pet-friendly community in Portland, OR, and we're glad to welcome your furry family members.

Yes. There is a refundable pet deposit of $200 per pet and a monthly pet rent of $40 per pet, with a maximum of 2 pets per apartment.

Certain breed restrictions apply per standard Willow Bridge Property Company policy. Contact the leasing office directly for the full list of restricted breeds and any applicable size or weight limitations.

The community has a dog wash area to keep your pup fresh and clean after walks along the South Waterfront.

Every apartment at The Olivia includes a full-size stackable in-unit washer and dryer. No shared laundry rooms needed here!

All apartments come equipped with a refrigerator, stove and oven, microwave, dishwasher, and full-size washer and dryer.

Yes, all apartments are equipped with both air conditioning and heating.

Yes! The Olivia has a dedicated bike repair room with reserved bike storage, great for getting around Portland's South Waterfront and beyond.

Astound is available as a resident-choice internet provider. Residents also receive complimentary Wi-Fi access included with their apartment.

The Olivia features a secure package system so your deliveries are safe and waiting when you get home. Information on package retrieval will be provided when you move in.

Yes! You can take a virtual tour on our website to see the community spaces and various floorplan options. It's a great way to get a real feel for the space before booking your in-person visit.

At this time, furnished apartments are not available at The Olivia. Every unit is equipped with a refrigerator, stove and oven, microwave, dishwasher, and full-size washer and dryer, but no furniture.

Yes, quiet hours are observed throughout the community. Refer to your lease agreement or contact the leasing office for the specific quiet hours policy.

Noise complaints can be reported to the leasing office by phone or email during office hours. For after-hours disturbances, please use the emergency maintenance line or contact local non-emergency police services if needed.

The Olivia is located within the Portland School District 1J. Nearby public schools include Capitol Hill Elementary School (K–5), Jackson Middle School (6–8), and Ida B. Wells-Barnett High School (9–12). 

Oregon Health and Science University's South Waterfront Campus is just a 4-minute walk away at 0.3 miles, and Portland State University is a short 4-minute drive at 1.5 miles.

The Olivia is located at 3850 S. Bond Avenue in Portland's South Waterfront neighborhood, a vibrant riverfront community moments from Downtown Portland with easy access to I-5. This area is one of the most connected parts of the city. Multiple TriMet bus stops are directly outside the building, and the South Waterfront/S Moody MAX Light Rail station is just 0.6 miles away. The South Waterfront Aerial Tram is also nearby, offering a quick, scenic ride up to OHSU. Grocery options include Safeway and Fred Meyer, both convenient to the neighborhood. Anyone 18 years of age or older must submit an application and receive approval. All occupants must remain within community occupancy guidelines.

The occupancy limit is two persons per bedroom, plus one additional occupant in the living area.

Guest parking is available upon request at $20 per night, subject to availability. Contact the leasing office to arrange parking for your visitor.
